Responsible for the management and implementation of both short and long term strategic new business opportunities and real estate development throughout Sheltair’s network. Oversees and leads the business development efforts, comprehensive market research, and detailed financial analysis for all new projects as defined by Senior Management. Promotes Sheltair’s real estate development capabilities locally, nationally, and internationally with the key goal to support the leasing and promotion of the Company’s facilities with the key goal to assist in developing financially sound projects. Initiate and develop financially sound projects that provide for the Company’s revenue grow, which may include but not be limited to FBO’s and real estate development programs.
Research potential new real estate development opportunities to include acquisitions, response to public RFPs, as well as creating new aviation building expansion programs.
Establish short and long-range goals for business development projects by identifying and prioritizing development opportunities to maximize revenues and increase customer satisfaction.
Leverage industry expertise, best practices, and key business drivers in the development of all short and long range plans and define results.
Aggressively pursue all new business opportunities, both short and long-term.
Maintain flexibility to adapt priorities based on changing business needs.
Execute the assigned strategic plan goals for the Company.
Establish and implement strategy to attract new business, retain and secure growth from existing tenants.
Oversee the implementation of business programs and projects.
Represent the Company as the business development leader by advocating, communicating, and supporting the strategic direction, priorities, goals, vision, mission and values of the Company.
Interact with developers, real estate professionals, business and property owners, lenders, community groups, legal counsel, elected officials, and citizen groups concerning development projects.
Oversee and follow the policies and procedures of the Company with regard to the negotiation, preparation, and processing of agreements.
Understand Airport leases and be able to negotiate with various Airport’s or Airport Authorities.
Develop quality standards and apply those standards to Company agreements and policies to ensure excellence objectives.
Determine and manage all financial aspects of each individual projects and provide support and guidance related to company expenditures and budgets.
Develop and submit timely and accurate reports. Manage the real estate development process to achieve expected or budgeted revenue and profitability targets.
Develop and maintain computerized customer and prospect databases.
Develop and present various effective real estate business development presentations.
Manage frequent trade show coordination and preparation including attendance at various overnight/out of town events.
Other duties as assigned.
Requires a Bachelor’s degree in one of the following: airport management, business administration, public administration, real estate development, airport building construction or a related field or equivalent work experience.
Five years’ work experience in the practice of commercial business development, real estate development, or sales preferably in an airport environment.
Strong background in performing various detailed financial analysis and pro formas to. Assist with providing economic development data and programs a plus.
Demonstrated excellent customer service capabilities.
Proficient in using the latest versions of Microsoft Access, Work, Excel, Outlook, PowerPoint, Publisher, and web searches.
Strong verbal and written communication skills; capability for analytical thinking, dynamic presentation skills.
Detail oriented and able to handle multiple projects simultaneously. Strategic and tactical thinker.
Skilled in utilizing social media to accomplish business goals.
